Terms and Conditions:

Definitons:

"We" - the owners of Yapham Holds Farmhouse campsite.

Bookings:

When you make a direct pod / bell tent booking by phone or email we ask for a deposit of £25 per day , this is a non-refundable deposit.  The balance of the money can be paid either cash on arrival or by bank transfer before you are due to stay.

When you make a direct campsite booking by phone or email we ask for a deposit of £10 per day, this is a non-refundable deposit. The balance of the money can be paid either cash on arrival or by bank transfer before you are due to stay.

Experience Voucher Bookings (e.g. Virgin, Buy A Gift, Red Letter Days, Wowcher, Into The Blue) may incur supplemental fees for arrival dates that fall outside of the voucher availability dates. The amount of the supplemental fee is displayed when you fill in the voucher redemption form and must be paid before you arrive (payment details are provided in your confirmation email).

Cancellation Policy:

Direct Bookings

You have up to two weeks before you are due to arrive to change or cancel your booking.  Your booking cannot be moved less than 72 hours before arrival (arrival is assumed as 2pm on your arrival date). If you contact us more than 72 hours before arrival we can move the arrival date for a £10 per night admin fee.

Experience Voucher Bookings

Once an experience voucher is redeemed (e.g. Virgin, Buy A Gift, Red Letter Days, Wowcher, Into The Blue) we cannot cancel the booking or refund it. Your booking cannot be moved less than 72 hours before arrival (arrival is assumed as 2pm on your arrival date). If you contact us more than 72 hours before arrival we can move the arrival date for a £10 per night admin fee.

Other Bookings (Pitchup/AirBnB etc.)

Please refer to the booking portals cancellation policy.

Your Responsibilities

You are under a responsibility to behave in a proper, appropriate and legal manner whilst staying at the property with due respect to the us, the Property and other guests and their Property.

You are responsible for informing us of any losses or damage to the property as soon as possible. Please note that you will be liable to pay for any losses or damage to the property caused by you or a member of your party (except reasonable wear and tear).

You must leave the property by the check-out time specified on your Booking. If any guest behaves inappropriately or improperly, or illegally, we reserve the right to ask the guest and their party (at their discretion) to leave the Property before the end of the holiday period and/or refuse any future bookings from you. Please note that this would be without the right to any refund.

No smoking, vaping, using e-cigarettes or lighting candles in the toilets/shower block, pot wash or in any of our pods or bell tents – this is strictly forbidden due to fire safety rules.

CCTV is in operation on site in public areas to enhance safety and security.

Accidents

Yapham Holds Farmhouse Campsite its managers and employees cannot be held responsible for personal injury or loss incurred within the campsite. Vehicles, caravans, motorhomes and tents are brought onto the park at the owner's risk. No responsibility is accepted for loss, damage or injury on the campsite, however caused. Any accident or incident which occurs within the park grounds must be reported.

Business Use

Stays at Yapham Holds Farmhouse are for domestic and private use. You agree not to use the Property for any commercial, business or re-sale purpose, and that we have no liability to you for any loss of profit, loss of business, business interruption, or loss of business opportunity. If you do wish to use Yapham Holds Farmhouse for a commercial purpose, you must contact us prior to making a booking.

Adults only:

Yapham Holds Farmhouse is an adults only site. No guests under the age of 18 are permitted.

Dogs:

A maximum of 2 dogs are allowed per pod or camping pitch booking (additional charges apply see our pricing page). Dogs must be kept on leads and supervised at all times. Please do not leave your pets alone or unsupervised at any time during your stay.

The site does not accept breeds/crossbreeds listed in the Dangerous Dogs Act (i.e. XL Bully, Pit Bull Terrier, Japanese Tosa, Dogo Argentino, and Fila Brasileiro).

Quiet:

Quiet hours must be respected between 11 p.m. and 7 a.m.

Fire:

Open fires or fire pits are NOT allowed on the site. Covered fires such as BBQs are allowed on site. If you are using a disposable BBQ please use the stands that we provide. All BBQs must not be directly placed on the grass or the timber decking.

Fires should be kept under control by a capable person away from camping accomodation (pod, bell tent, tent, motorhome, caravan etc.). Please respect other campers.

EV Vehicle Charging:

The charging of electric vehicles is not permitted on site.

Balloons:

Please note we are a balloon free site due to our locality to farm animals and wildlife.
